The cost of housing in the primary market of Kyiv and the Kyiv region continues to grow. Over the past year, new buildings in the capital have risen in price by 18%, and in the region by 20.5%. At the same time, prices in popular satellite cities have already caught up with individual districts of Kyiv.
This is evidenced by the results of a study by the Zagorodna.com portal as of October 2026.
According to analysts, the median starting cost per square meter in new buildings in the capital has reached 65 thousand hryvnias. In the Kyiv region, this figure is 43 thousand hryvnias.
At the same time, the difference between the cost of housing in the capital and the nearest suburb is gradually decreasing.
Where are the most expensive and cheapest apartments in Kyiv
The most expensive district of the capital remains Pecherskyi, where the median cost per square meter in new buildings is about 130 thousand hryvnias.
Among the districts with the highest prices are also:
Shevchenkivskyi — 81.1 thousand UAH per sq. m;
Podilskyi — 72.1 thousand UAH per sq. m.
In contrast, the most affordable apartments on the primary market are offered in the Desnyanskyi district. Here, the median starting price per square meter is 38.3 thousand UAH.
Thus, the difference between the most expensive and cheapest districts of Kyiv exceeds 3.4 times.
For comparison, an apartment with an area of 50 square meters at a median price per square meter will cost approximately 6.5 million UAH in Pechersk and 1.9 million UAH in Desnyanskyi district.
The suburbs of Kyiv are catching up with the capital in terms of prices
A particularly noticeable increase in housing prices is observed in popular cities of the Kyiv region.
In particular, in Irpen, the median cost per square meter reached 51.8 thousand UAH. This practically corresponds to the price level in the Dnipro district of the capital.
In Hostomel, a square meter costs about 38.3 thousand hryvnias – the same as in the Desnyanskyi district of Kyiv.
Analysts note that the traditional advantage of the suburbs in the form of significantly cheaper housing is gradually disappearing.
At the same time, buyers are increasingly forced to take into account not only the cost of an apartment, but also transport accessibility, infrastructure and additional costs.
How much do apartments of different classes cost
The cost of a square meter depends significantly on the class of the residential complex.
In Kyiv, the median prices are:
economy class – 40.5 thousand UAH;
comfort class – 56.3 thousand UAH;
business class – 83.3 thousand UAH;
premium class – 158 thousand UAH.
In the Kyiv region, housing remains cheaper:
economy class – 35.7 thousand UAH;
comfort class – 42.2 thousand UAH;
business class — 50.2 thousand UAH;
premium class — 54.3 thousand UAH.
According to analysts, comfort class housing is becoming more expensive the most.
At the same time, price adjustments have been recorded in some segments of the economy and premium class in recent months.
A parking space can cost over a million UAH
An additional expense item for buyers of apartments in new buildings is the purchase of a parking space.
In Kyiv, its median starting price depends on the class of the residential complex:
comfort class — about 18 thousand dollars;
business class — 31 thousand dollars;
premium class — 44 thousand dollars.
The most expensive parking spaces are located in the Pechersk district, where their cost is approximately 41.2 thousand dollars.
The cheapest offers are recorded in the Desnyansky district — about 7.4 thousand dollars.
So, the difference in the cost of parking spaces between the districts of the capital exceeds 5.5 times.
Is it profitable to buy an apartment in the suburbs of Kyiv
Despite the fact that the average cost of a square meter in the Kyiv region remains lower than in the capital, popular satellite cities are gradually losing the status of a budget alternative.
In particular, prices in Irpin are already competing with offers in certain districts of Kyiv.
Under such conditions, buyers should evaluate the total cost of purchasing housing, including repairs, parking, transportation costs, and the availability of social infrastructure.
