Housing rental in Ukraine is changing: prices have decreased in Kyiv, but continue to grow in the west

In September 2026, the Ukrainian housing rental market is experiencing mixed trends. In Kyiv, the average cost of renting a one-room apartment per month decreased by 3%, while prices continue to grow in the western regions. This is evidenced by LUN data.

How much does it cost to rent an apartment in Kyiv

As of September, the median cost of renting a one-room apartment in the capital is about UAH 18,000 per month. This figure decreased by 3% per month.

Head of LUN Statistics Lyudmila Kiryukhina noted that in recent years, regular shelling has not had a significant direct impact on the cost of rent in the capital, as the market has adapted. She called the current situation the first signal in a long time that the intensity of attacks is again affecting tenants’ willingness to pay for housing.

Apartments continue to rise in price in western Ukraine

The opposite situation is observed in the western regions. In a month, the rent for one-room apartments has risen in price in several cities at once:

in Ivano-Frankivsk — by 11%, to 22,400 UAH per month;

in Lviv — by 9%, to 26,900 UAH;

in Uzhhorod — by 8%, to 29,100 UAH.

In annual terms, the growth is even more significant. In Lviv, rent has risen by 43.5%, in Ivano-Frankivsk — by 42%, and in Uzhhorod — by 40%.

How quickly apartments are rented

Despite price changes, the rental market remains active. According to research, a one-room apartment in Kyiv can be rented in four days on average, in Odessa — in five, and in Lviv — in six days.

Thus, the regional difference in the housing rental market is increasing: in the capital, the cost has decreased somewhat, while in large cities in western Ukraine, tenants have to pay more.
