Lviv became the most expensive city in Ukraine for the first time in terms of the cost of new buildings: a square meter costs $1,500

Lviv in July 2026 became the city with the most expensive primary housing in Ukraine, overtaking Kyiv. The cost of a square meter in new buildings reached about $1,500, which is the highest figure for the entire period of the full-scale war.

This was reported by the commercial director of the LUN platform, Olga Petrosyuk, during the Ukrainian Investment Congress 2026.

According to her, if previously the prices for new buildings in Lviv and Kyiv were almost the same and the difference remained within the statistical error, now the Lviv market is ahead of the capital by about 6%.

“$1,500 per square meter is the highest price per square meter in Ukraine for the entire period of the war,” Olga Petrosyuk noted.

Over the past year, housing in the primary market of Lviv has increased in price by another 7%, which indicates stable demand and the preservation of the city’s investment attractiveness.

Which cities have the most expensive new buildings

According to LUN, the list of cities with the highest cost per square meter currently includes:

Lviv — $1,500 per sq. m;

Vinnytsia — $1,180 per sq. m;

Odesa — $1,150 per sq. m.

Uzhgorod also remains among the leaders in terms of prices, although the cost of housing there has practically not changed over the past year. On the other hand, Chernivtsi is gradually approaching Odessa’s indicators.

Experts note that Vinnytsia has entered the top five most expensive cities in Ukraine for the first time in the last six months, ahead of Odessa in terms of price growth.

Where is housing rising the fastest

The highest price increase in the last 12 months for new buildings has occurred in:

Vinnytsia — +18%;

Chernivtsi — +14%;

Ivano-Frankivsk — +14%;

Ternopil — +14%;
Khmelnytskyi — +13%.

If we evaluate the entire period of the full-scale war, the absolute leader in price growth was Ivano-Frankivsk, where the price per square meter increased by 88%.

The cities with the largest growth also include:

Rivne — +63%;

Lviv — +53%;

Uzhhorod — +53%;

Chernivtsi — +50%.

Where is it most affordable to buy new housing

The lowest prices on the primary housing market are currently recorded in front-line regions.

The cheapest square meter in new buildings costs:

Zaporizhia — $540;

Sumy — $580;

Kharkiv — $640.

Experts note that regional real estate markets continue to develop unevenly. The cost of housing is affected by the security situation, internal migration, the volume of new construction and investment demand. That is why the western regions of Ukraine continue to remain among the main drivers of price growth in the primary real estate market.
