Over 50 people want to rent one house: where in Ukraine is it hardest to find housing for rent?

The housing rental market in Ukraine has changed significantly: in some regions, tenants are massively looking for private houses, in others – rooms and small apartments. In July 2026, individual ads had more than 50 reviews. The choice of Ukrainians is influenced by the security situation, internal migration and seasonality.

This is evidenced by data from OLX Real Estate.

Where is the greatest competition for houses

Kirovohrad and Poltava regions became one of the leaders in demand for private houses. Here, one long-term rental ad had an average of 52 reviews.

In Cherkasy region, the figure was 42 reviews, in Zhytomyr region – 28.

At the same time, in Kyiv region, the situation is significantly different: there were about 10 reviews for one house rental offer.

Competition for apartments also remains high. In Cherkasy region, two-room housing received an average of 44 reviews, and one-room – 40.

In Zhytomyr and Kirovohrad regions, one- and two-room apartments collected about 38-39 reviews per ad.

In the west, people are hunting for rooms the most

A different picture emerged in the western regions of Ukraine. Here, rooms became one of the most popular housing formats.

The highest competition was recorded in Ternopil region – an average of 43 reviews per ad.

In Ivano-Frankivsk region, one offer received 35 reviews, in Chernivtsi – 33, and in Lviv and Volyn – about 28.

Among apartments, residents of western regions are more often interested in two-room apartments. The leader was Khmelnytskyi region, where one such offer received 34 reviews.

In Ternopil region, the figure was 29, Ivano-Frankivsk – 28, Volyn and Chernivtsi – 26 each.

South and East: Demand is lower, but growing

In the southern and southeastern regions, competition for rental housing remains lower. Among the key reasons are proximity to the front and security risks.

However, compared to last year, demand has increased for all main types of housing.

Renters are most interested in private houses. In Kherson region, one ad received an average of 35 reviews, in Dnipropetrovsk – 31, in Zaporizhia and Mykolaiv – about 25-26.

Rooms also remain in demand: in Odessa and Dnipropetrovsk regions, one offer received about 27 reviews.

Among apartments, one room is the most popular. In Dnipropetrovsk and Mykolaiv regions, there were approximately 25 reviews per ad.

Kharkiv region: up to 37 people looking for one house

In Kharkiv and Sumy regions, Ukrainians are also most actively looking for private houses.

In Kharkiv region, one long-term rental house ad received an average of 37 reviews, in Sumy region – 27.

One- and two-room apartments in Kharkiv region collected about 30 reviews, in Sumy region – 18.

There is less competition for rooms: 25 reviews for an ad in Sumy region and 19 in Kharkiv region.

Why Ukrainians are increasingly choosing houses

The market is simultaneously influenced by several factors: war, internal population displacement, security and seasonality.

High interest in private houses in a number of regions may be associated with people’s desire to obtain more autonomous housing.

Demand for rooms in the western regions, in turn, may increase before the start of the academic year, when students are looking for a cheaper alternative to a separate apartment.

According to OLX Real Estate, in 2026 the number of responses per ad is generally higher than last year.

The war continues to have a particularly noticeable impact on the geography of demand: people are moving between regions and looking for housing in areas they consider safer.
