Two-room apartment for the price of a one-room apartment: where is it more profitable to rent housing in Ukraine?

In Ukraine, the cost of renting a two-room apartment does not always significantly exceed the price of one-room housing. In a number of regional centers, the difference is only 1-2 thousand hryvnias, and in some cities the prices have evened out.
This is evidenced by OLX Real Estate data for June 2026.
Where a “two-room” costs the same as a one-room apartment
The most favorable situation for tenants was in Poltava and Chernihiv. In Poltava, the average cost of renting both a one-room and a two-room apartment is 12 thousand hryvnias per month. In Chernihiv, both types of housing can be rented for an average of 8 thousand hryvnias.
The minimum difference in cost is also recorded in Lutsk. A one-room apartment there costs about 14.5 thousand hryvnias, while a two-room one costs 15 thousand hryvnias.
In Rivne, Sumy and Kherson, you will have to pay only about a thousand hryvnias for an additional room. The average rent for a two-room apartment in these cities is 13 thousand, 8 thousand and 5 thousand hryvnias, respectively.
A difference of 2 thousand hryvnias is observed in Vinnytsia, Khmelnytskyi, Zhytomyr and Zaporizhia. In particular, in Vinnytsia, a one-room apartment costs about 13 thousand hryvnias, and a two-room apartment costs 15 thousand.
With such a difference, renting a larger apartment may be more profitable for families, couples or people who need a separate room for work.
Kyiv and Uzhhorod: the largest surcharge for a second room
In Dnipro and Odessa, the difference between renting one- and two-room apartments reaches 4 thousand hryvnias. Two-room apartments in both cities cost about 16 thousand hryvnias per month, while a one-room apartment costs 12 thousand.
In Lviv, an average of 24.4 thousand hryvnias is asked for a two-room apartment, and 20.2 thousand for a one-room apartment. In Kharkiv, the prices are 11,500 and 7,000 hryvnias, respectively, and in Chernivtsi, 18,000 and 13,450 hryvnias.
The largest price gap is recorded in Kyiv. The average cost of renting a two-room apartment in the capital is 30,850 hryvnias, while a one-room apartment is 17,000 hryvnias. Thus, tenants will have to pay almost 14,000 hryvnias for an additional room.
In second place is Uzhgorod. Two-room housing there costs about 31,400 hryvnias, and a one-room apartment costs 22,150 hryvnias. The difference exceeds 9,000 hryvnias.
At the same time, Uzhgorod remains one of the most expensive cities in Ukraine for renting housing. In July, the average cost of a one-room apartment in the city is about 22,400 hryvnias per month, and a two-room apartment costs 33,600 hryvnias.
