Ukrainians purchased housing in Spain for almost €1.9 billion: which region became the most popular?

Over the past four years, Ukrainians have concluded more than 14,000 real estate purchase transactions in Spain. The total value of the purchased housing is estimated at €1.8–1.9 billion. At the same time, 57% of all purchases fell on only one region of the country.

This is reported by 3m2 with reference to Property Times and research by Costa Blanca real estate expert Vitaliy Kotenko, who analyzed data from the General Council of Notaries of Spain for 2022–2025.

How much real estate did Ukrainians purchase in Spain

According to the results of the analysis, during 2022–2025, Ukrainian citizens made 14,399 transactions for the purchase of residential real estate in Spain.

The number of purchases increased every year:

2022 – 2,708 transactions;

2023 – 3,337 transactions;

2024 – 4,135 transactions;

2025 – 4,219 transactions.

Thus, over four years, the annual number of transactions has increased by approximately 56%.

During 2025 alone, Ukrainians purchased an average of 11–12 residential real estate properties in Spain every day.

At the same time, statistics for 2026 have not yet been included in the above calculations.

Where do Ukrainians most often buy housing

The Valencian Autonomous Community is in the greatest demand among Ukrainian buyers.

Over four years, 8,211 transactions were concluded here, which accounts for 57% of all housing purchases by Ukrainians in Spain.

The total value of purchased real estate in this region is estimated at approximately €1.01 billion.

The indicators were distributed by province as follows:

Alicante — 5,517 transactions worth about €712 million;

Valencia — 2,297 transactions worth about €261 million;
Castellón – 397 transactions with a total value of almost €37 million.

The province of Alicante stands out in particular, accounting for 38.3% of all Ukrainian residential real estate transactions in Spain.

Which cities do Ukrainian buyers choose

In 2025, the largest number of transactions among the above cities was recorded in Alicante – 298 purchased properties.

Ukrainians also actively purchased property in other settlements of the province:

Orihuela – 122 properties;

Benidorm – 89;

Villajoyosa – 50;

Calpe – 42;

Santa Pola – 42.

In Benidorm, Ukrainians became the largest group of foreign home buyers in 2025.

How much does real estate purchased by Ukrainians cost

According to the study, the average cost of one transaction involving Ukrainian buyers in the province of Alicante during 2022–2025 was about €129 thousand.

At the same time, this figure gradually increased.

In the fourth quarter of 2025, the average amount of housing purchases by Ukrainians in Alicante reached approximately €160 thousand.

This indicates an increase in the average cost of real estate purchased by Ukrainian citizens during the specified period.

How many Ukrainians live in the region

As of June 30, 2026, 62,831 Ukrainian citizens officially resided in the province of Alicante.

This is approximately 18% of all Ukrainians who had valid residence documents in Spain.

At the same time, the province’s share in the total number of housing purchase transactions by Ukrainians is over 38%.

Thus, the concentration of real estate purchases in Alicante is more than twice as high as the share of the Ukrainian population of Spain living in this province.

However, experts emphasize that these indicators cover different periods, so it is not possible to determine on their basis what share of Ukrainians own their own homes.

In general, the statistics presented demonstrate a steady increase in the number of transactions for the purchase of Spanish real estate by citizens of Ukraine, and the Valencian Autonomous Community remains the main region of concentration of such purchases.
