Warehouse rent in Ukraine has risen by 12–13%: how much does business pay now?

In Ukraine, the cost of renting quality warehouse space has increased significantly. Over the past few months, rates have increased by an average of 12-13%, and the shortage of free space continues to strengthen the position of landlords.

How much does it cost to rent a warehouse

Currently, in the Kyiv region, the rent for class A warehouses is about $5-5.5 per sq. m per month excluding VAT and operating costs. For the most sought-after or protected facilities, the price can reach $6 per sq. m.

In western Ukraine, the rates are even higher — $6-7 per sq. m per month, in particular in the Lviv region.

Why are warehouses becoming more expensive

One of the key reasons for the price increase is the shortage of modern warehouse space due to the destruction caused by Russian attacks and hostilities.

Before the start of the full-scale invasion in Ukraine, there were about 4.2 million sq. m of modern warehouses of classes A and B. During 2022–2026, about 800 thousand sq. m of new space was built, while about 2.1 million sq. m was destroyed.

Currently, approximately 2.9 million sq. m of modern warehouse space remains in operation. Thus, new construction compensated for only about 38% of the destroyed space.

The Kyiv region suffered the greatest losses. Of the pre-war 2.2 million sq. m of warehouse real estate, about 1.5 million sq. m, or 68%, was lost. At the same time, 900 thousand sq. m, according to the data provided in the material, were destroyed during the first eight months of 2026.

There are almost no vacant warehouses

A shortage of warehouse real estate was observed even before the latest destruction. In the second quarter of 2025, the vacancy rate was only 1.03% in the Kyiv region and 0.57% in the Lviv region.

At that time, the rent for a modern Class A warehouse cost about $5.5 per sq. m per month. Now the upper limit of the rate already reaches $6 in the Kyiv region and $7 in western Ukraine.

For businesses, this situation means not only an increase in rental costs, but also a significant reduction in the choice of quality warehouse space. New construction is gradually increasing the supply, but so far it has not managed to compensate for the loss of warehouse infrastructure.
